What needs to be considered when buying house and how do we choose it?
The answer is;
1- You need to decide your budget first.
2- You need to compare and contrast all options.( Location, Price, Size, Floor)
3- You need to consider if there is a mediator or a real estate agency.
4- You need to research if it is suitable for house loan.
5- You need to compare the house you considered buying to market value.
6- You need to ask if there is hypothec or warrant of distraining in the house.
7- If you are going to buy a newly painted house, you need to check if there is humidity in the house.
8- You need to consider transportation options and social domain nearby the house.
9- You need to research enviroment and neighbors.
10- If there is hirer in the house that you consider buying, think about rental agreement conditions.(Renter might be problematic)
***If you are buying a house with warrant of distraining you will never be able to get the deed of the house. If the house is with hypothec, you can have got the deed of the house as long as you accept the hypothec. You cannot get a loan from bank.
***When you decide to buy home, you have to decide which one will pay the deed feed. Unless there is an agreement between the parties, the deed feed is paid by the parties together. However, buyer is expected to pay deed title sometimes.

Followings are regarded as warrant in deferment and installment of SSI premium debts;
1.1- Money,
1.2- Bank letter of guarantee,
1.3- Government debt security or documents prepared instead of these securities which are issued by Undersecretariat of Treasury,
1.4- Properties introduced by the debtor or the third parties on behalf of the debtor (In case of sequestration, it will be take the place of in the amount of seized property.)

Unless aforesaid documents and properties are introduced as warrant, a confidential person can be introduced as a warranter in the capacity of joint warrantor and joint debtor on condition that it is accepted by Social Security Institution.

2- HOW SHOULD BE MADE THE VALUATION OF PROPERTIES INTRODUCED AS WARRANT?
Valuation of properties should be made with;
2.1- Reports prepared by technical employees,
2.2- Reports prepared by assessment centers or valuation experts given the authority within the scope of Capital Market Legislation,
2.3- Reports prepared by persons given the authority of expertness and arbitration by Chambers of Commerce, Industry, Shipping and Chambers of Turkish Engineers and Architects or related administrations,
2.4- Reports prepared by banks and insurance companies and related to valuation,
2.5- Reports prepared by experts appointed by Civil Courts.
